About the Home
Positioned on the highest elevated corner site in the subdivision this fine home is a timeless classic. This home exudes quality from the accurately executed laying of the Natural Hinuera Stone to the welcoming vaulted entrance through to the outdoor portico connection to the house. Expressed natural stone lintels over window and door openings and feature gable louvres add to the detail this classic house deserves. Dropping the foundations rebate 200mm allowed the stone to rest at ground level to give the effect to the stone rising from the land it sits on. The design has great street appeal on both northern and eastern aspects maximising sun and views. The interior quality theme continues with quality fixtures and finishes. Wide bungalow skirtings and bungalow architraves complement each other nicely. Varying ceiling heights throughout this home add interest and the raking ceilings to the living, dining and kitchen give a grand feel as you sit in front of the gas fire or at the dining table.
Bathroom & Ensuite
Quality fixtures were installed. These included large level access showers with tile insert grates, large woodgrain wall hung vanities, woodgrain mirror cabinets to ensuite, frameless glass shower door to main bathroom and a freestanding back to wall bath to main bathroom. Undertile heating and fully tiled walls have been installed. All reticulated via a 250lt Econenergy Hot Water Cylinder powered by Photovoltaic roof panels and an Econenergy Heat Pump ensuring plenty of hot water supply.
Outdoor Living
Level access timber decks have been constructed to back laundry porch, Bed 1 and the Dining Area. A level access coloured concrete terrace to the portico is a generous size with gas fire giving ambience in the cooler evenings. Raking hardiegroove and batten ceilings adds a nice finishing detail complimenting the battened soffits which feature the rest of the house. All joinery opens seamlessly onto the level access surfaces giving a great feel of indoor outdoor connectivity to this fine classic home.
Kitchen
The kitchen is positioned perfectly gaining good light and views to the street while still being connected within the open plan design. A generous sized scullery provides ample storage and stone tops flow seamlessly into the window joinery. The cabinetry colour selection works well with the planking flooring. Simple but chic, a kitchen with functionality.
Sustainability
Future proofing was a client consideration at the design phase.

- Hinuera Natural Stone sourced locally 15 minutes from house site, so low transport and distribution costs and low carbon footprint.
- Local subcontractors employed -so low transport costs and low carbon footprint.
This house was caught up in the first Covid lockdown. Roofing was due to begin on the day of the lockdown. Our company sourced large tarpaulins and covered the entire 405sqm roof area. Taking the action enable us to protect the building materials to ensure they did not compromise there structural integrity and still met durability requirements once works recommenced. We see this as both sustainable and environmental action.
